Making the decision to build a new home from the ground up is both exciting and terrifying. It comes with an enormous amount of challenges beginning with signing the contract to build and ending with receiving your keys to the front door. It’s everything in-between these moments where all the attention to detail is needed, having a quarterback working for you will be worth its weight in gold.
The typical process works like one of these two scenarios:
1. You find a real estate professional that you like who takes you to the sales center of a builder, walking you through the builder’s model homes. You may or may not notice your real estate professional sign an agreement with the builder’s representative that ties him/her financially to your build, should you go through with the purchase agreement. Once you sign the agreement to build your home you will very likely not see your sales professional again until you are at the settlement table where they will typically present you with a nice bottle of champagne to celebrate.
2. You see a sign on the road that leads you to a new development. You go in and are greeted by the sales representative (employee) of the builder. This person works for the builder, not you! You then go through the whole build process on your own with no help except for the builder’s employee. This includes crucial steps such as picking your specific lot, model, structural options, site positioning, elevation and design choices. Once these steps are signed off on you cannot go back to change them without staggering penalties.
In either of the two scenarios above you will pay the builder exactly the same amount to build your house. That’s right – there is no financial difference to you from a cost perspective! However, if you bring a sales professional with you, the builder will then compensate that individual at closing no matter how much help they actually provide to you. Where do you think the money comes from to pay that commission? Correct – YOU! If you don’t bring a sales professional with you, because you stumbled upon the development on your own, the builder keeps that commission and adds it to their net profit.
If you use our brokerage this is how the process can work. We say “can” because you are in charge; you may want some, all or none of our included services:
You contact us to help you find your dream location to build your house, or you may have already found it on your own but have not yet extensively explored the development.
We will walk you through the models and help you make the right decision on the lot, model and the structural options. This is key!
You sign the purchase contract with the builder; we are there with you at signing. While we cannot offer legal advice we will review the contract itself.
Our interior designer will accompany you to your design appointment to help you pick out the design options as well as the elevation of the home. This is perhaps the most critical and stressful part of your build process as anything picked in error is hard to fix and will be costly.
Our Broker (not sales associate) and licensed CPA will accompany you on all walkthroughs with the builder representative. This includes the pre-drywall inspection and pre-closing inspections. Our Broker has proved invaluable during these walkthroughs demonstrating his knowledge of the build process and inspection regulatory process. Although we are not licensed inspectors, we have extensive knowledge that will help you make the right decisions and ask the right questions at the right time, not after closing which is where most homeowners figure out what they could/should have done differently.
Our Broker (not sales associate) and licensed CPA will be at your disposal to help you through any mortgage process if applicable to your build. We have helped save clients thousands of dollars in interest charges by negotiating better loan terms from lenders.
Have any tax or financial questions related to your transaction? Out Broker is a licensed CPA, able to provide any tax or financial guidance you might need. Note no formal CPA opinions are given.
If your build includes a pool the builder will most likely outsource this to another vendor where you will truly be on your own. With our service you will be accompanied by our Broker to your pool appointment and receive valuable insight on how to build the right way for you. Once your pool is built you cannot un-build it without major financial impact.
Unless prohibited by any applicable laws, your house (free-standing structures only) will be filmed in 4k by our drone during different phases of your construction; this is going to be very useful and enjoyable years after you take ownership.
I know what you are thinking, this can’t happen. Nobody is going to spend this much time with us after we sign a contract. Wrong! We will spend more time with you than even you probably want, why? Because we are getting paid by the builder….with guess whose money? Yours! You worked too hard for your money not to have it working for you during this extremely expensive endeavor.
