Second only to building a new home, buying a home has its own unique set of challenges. The industry as it is is set up to buy and sell inventory clean and fast. You most likely did not make your money quickly, so don’t part with it quickly either. We will be with you every step of the purchase process from finding the house, negotiating the offer, inspection, mortgage negotiation (if applicable) and all the way to receiving the keys to your new home.

Buyers will rarely be told that almost every part of the agreement is negotiable. That’s right; just about every line item on your settlement sheet is negotiable between you and the seller. How many agents do you think will tell you this when you are negotiating with the seller and their agent? Did you ever hear that the commission in the agreement is negotiable and can be changed to get the deal done if needed? Not likely! Few agents are going to come out and disclose this to you. What you will hear if you bring it up is “why do you care about that the seller pays the commission”.

Here’s the most important fact of the deal being negotiated: The commission that the seller pays from their proceeds comes from you, the buyer. Not many people ever stop to think about this concept but it’s a fact. When you pay the seller the negotiated sales price at settlement they then take that money and give a portion to the agents as their commissions. This is your money and should be part of the discussion.
