Selling a home brings on its own level of stress. The industry is set up to make money for the facilitators (brokers) of the deal. Your profit on the transaction as the seller is not always considered as a priority.
The typical seller real estate agreement is not crafted to help the seller maximize their profit; it is set up to effectuate a quick and clean sale. The standard sales commission you will pay when selling your home is 6%. On a $500,000 home this comes out to $30,000, half to the listing agent, half to the buyer agent (if one exists). If you get lucky one of your dear friends, or a friend of a friend, will be a licensed agent and do you a favor and drop the commission down to 5.5% or maybe even 5% which will be like pulling teeth.
The fact is large brokerages will not allow their agents to negotiate on commissions, they do not have the final say, the brokerage does and they see this as watering down their brand. If none of the big brokerages will negotiate commission guess who loses? Both the seller, and the buyer!
Whether you choose the biggest and flashiest broker on the planet or the smallest sole-proprietor broker, the selling process is exactly the same. This is a service industry where all the service providers have access to the same toolbox. The all use the same exact MLS, they use the same photographers for the listing pictures and they have the same access to all the same buyers. It’s a big flashy smoke show and the winner is the guy collecting the biggest commission from you while providing the same exact service.
You have no doubt seen various commercials on TV where the broker representative tells you they will sell your house for as low as a 2% commission. What they are not telling you (except in the fine print) is that they are referring to the Sales side of the commission; you still have to pay the full buyer side if there is a buyer’s agent in the deal. This effectively is a 5% deal. Some other outfits offer gimmicks like a 4% total deal, but only if you contract with them to buy your next house where, guess what, they will expect to receive the full 3% buyer’s side commission.

If there is no buyer agent involved in the transaction your commission will drop to 1.5% total.
